Solterra · Lakewood, Colorado
You're not hiring an agent to list your home. You're working with someone who understands how Solterra works, from lot premiums and views to buyer behavior and timing.
Market Snapshot
Solterra continues to outperform the broader Lakewood market. Here's where things stand.
Solterra single-family homes are currently ranging from the high $800s for patio homes up to $1.5M+ for premium lots backing to open space. New-construction townhomes from Brookfield's Cadence collection start in the low $600s and are attracting first-time buyers and downsizers looking for a low-maintenance entry point into the community. Homes on the coveted west side with Red Rocks and foothill views consistently command a premium, and turnkey properties with upgraded finishes are moving fastest.

The Neighborhood
Solterra sits at the western edge of Lakewood where the metro area gives way to the foothills. The community started development in 2007 and has grown into roughly 600 homes with a mix of single-family residences, patio homes, and newer townhome construction. The architecture draws from European-inspired design, and the community's setting against Green Mountain and Red Rocks gives it a feel that's distinct from anything else in the Denver metro.
Location is the headline. You're 20 minutes from downtown Denver, minutes from Red Rocks Amphitheatre, and right next to Bear Creek Lake Park, Green Mountain trails, and Fox Hollow Golf Course. C-470 and Highway 6 are both close, so commuting in any direction is manageable. The Jefferson County school district is among the strongest in the state.
What most people don't realize until they've spent time here is how self-contained the community feels. Between the clubhouse, the trails, the parks, and the dog-friendly open spaces, daily life doesn't require leaving the neighborhood very often. But when you do, Morrison, Golden, and the Belmar district in Lakewood are all a short drive away.
Homes backing to open space with unobstructed foothill views remain the most in-demand. Main-floor primary suites, finished basements with walkouts, and upgraded outdoor living spaces (covered patios, built-in grills, firepit areas) consistently add measurable value. Buyers here tend to be move-up families, active professionals, and empty-nesters who want the outdoor lifestyle without sacrificing access to the city.
Solterra's signature amenity. Saltwater infinity pool, fitness center, spa treatments, yoga classes, and an amphitheater for community events. Available for private events like weddings and graduations.
Miles of internal paths and direct access to Green Mountain, Bear Creek Lake Park, Matthews/Winters Park, and the Red Rocks trail system. Hiking, biking, and fishing are all within minutes.
Two playgrounds, tennis courts, dog-friendly open space, boulder parks for kids, and beautifully landscaped common areas throughout the community.
Brookfield Residential's Cadence townhomes and the upcoming Red Rocks Ranch development are bringing new inventory and buyer interest to the community through 2026 and beyond.
Your Agent
Jazmin Bennett · Solterra Resident Since 2011
Jazmin Bennett has lived in Solterra since 2011. She knows this neighborhood from the inside: the builders, floor plans, lot premiums, trails, events, and the lifestyle buyers are really choosing when they move here.
As a member of the Solterra Social Committee, Jazmin is also actively connected to the people and rhythm of the community. That gives her insight most agents simply do not have.
For sellers, that means your home is marketed with real neighborhood context, not generic copy. For buyers, it means clear guidance on which streets, lots, and homes best fit your goals.
Solterra is not just a market for Jazmin. It is her neighborhood.
Jazmin Bennett is a Global Real Estate Advisor with LIV Sotheby’s International Realty.
